Questions
Broker FAQ
Commission and payment
How much do I earn?
On a fixed-term membership, 6% of the total contract value. On a month-to-month membership, 100% of one month’s membership fee.
When do I get paid?
Once the membership agreement is signed and your client has paid the deposit and first month, email your invoice to sales@elevatorspaces.com. We start processing right away and pay within 30 days of receiving the deposit and your invoice.
Do renewals pay a commission?
Yes. When your client renews, you earn 3% of the renewal contract value. Send us an invoice at renewal.
What if my client adds space later?
Commission covers the initial contract. Space your client adds after it isn’t commissioned, but renewals still earn 3%.
What do I need to send?
An invoice and a completed W-9. We need both before we can pay.
What if you’re already talking with my client?
Then we can’t pay a commission on them. If your client has already reached out, toured or is in conversation with our team, it isn’t a new referral. Register early, and we’ll tell you right away whether they’re new to us.
How long does a registration last?
90 days from the day you register your client. If they haven’t signed by then, just register them again and we’ll confirm they’re still new to us.
How do I register a client?
Use the form on this page, or send one email introducing your client to sales@elevatorspaces.com. Either one counts.
Do I lose the client?
No. You stay the point of contact, and you’re welcome on the tour.
Space and terms
What terms can clients choose?
12 or 24 months, or month-to-month. Month-to-month members give 30 days’ notice when they’re ready to move on.
What’s included in the membership?
Wi-Fi, utilities, printing, snacks and drinks, package and pallet receiving, monthly conference room time and 24/7 keyless access, on one bill. No triple net, CAM or utility bills on top.
Can a client grow without moving?
Yes. Members add units, offices or conference room time as they grow, and some take several units side by side.
Can a client have space in more than one city?
Yes. We’re in Omaha, Des Moines, Kansas City, Lincoln and St. Louis, and some members run a team in more than one.
Do you have space for a longer buildout?
Yes. We have swing space for clients waiting on a buildout and for corporate teams that need a temporary home.
Are offices furnished?
Some are. Others are ready for your client’s own furniture, and desks, chairs and file cabinets can be rented.
Operations and security
Can you handle freight?
Yes. Omaha, Des Moines, Kansas City and St. Louis have dock-high doors that fit a 53-foot trailer, for LTL and full truckload. Our team receives freight weekdays, 9 to 5, and moves pallets into the member’s unit. Lincoln takes box and liftgate deliveries.
How secure are the buildings?
Buildings stay locked around the clock with app-based entry. Cameras cover entrances, exits and many common areas, with footage kept up to 90 days. Each unit and office has its own lock.
Can my client’s whole team get in?
Yes. Teammates are added at onboarding and get their own keyless access. The front desk is staffed weekdays, 8 to 5, and greets guests.
Does my client need insurance?
We strongly recommend general liability and business property insurance. Our building coverage doesn’t cover a member’s inventory, equipment or operations.
Bring your team for a tour.
We'd love to show your brokerage the warehouse, offices and coworking, and what's included. Coffee's on us.
